She Owned Her Home Free and Clear — and Was Still Drowning

How a reverse mortgage (done right) saved one senior over $20,000 in fees

I just closed a reverse mortgage that I can’t stop thinking about — because of how close it came to going very wrong.

The situation

My client is a senior who owned her home outright. No mortgage at all. And yet she was struggling every single month:

  • Her income was low, and her home needed repairs she couldn’t put off
  • She’d been juggling credit cards to pay for those repairs
  • Eventually she couldn’t make even the minimum payments — and defaulted
  • The default wrecked her credit, which meant a traditional HELOC was off the table

A paid-off house and no good options. That’s exactly the moment when vulnerable people get taken advantage of.

The $30,000 quote

Before she found me, another lender quoted her a reverse mortgage with over $30,000 in origination fees. Let that sink in. A senior in financial distress, being charged luxury-car money just to originate a loan against her own home.

This is the part of my industry that makes me angry — and it’s exactly why who you work with matters.

What we did instead

We slowed everything down and reviewed her full situation. Then I placed her with one of the several reverse mortgage lenders I work with on a proper HECM — a Home Equity Conversion Mortgage, the FHA-insured reverse mortgage program.

The result: she saved over $20,000 in fees compared to that first quote.

Where she is now

  • Closed. The loan is done.
  • Repairs funded. She has the money for the urgent work her home needs — before winter.
  • No required monthly payment. With a HECM, she doesn’t have to make a monthly mortgage payment unless she chooses to. Her obligations are the ones that protect her and the home: keep up property taxes, homeowner’s insurance, and maintenance, and live in the home as her primary residence.

For the right senior, in the right situation, a reverse mortgage isn’t a last resort to be embarrassed about. It’s a tool — and sometimes it’s the tool that lets someone stay in their home with dignity.

The takeaway

If you’re a senior homeowner who’s house-rich and cash-poor — or if you’re watching a parent or someone you love juggle credit cards against a paid-off house — please get a second quote before signing anything. Fee structures on these loans vary enormously from lender to lender, and the difference can be tens of thousands of dollars.
